HVAC System Sanitization
Sanitizing is an optional step we can add after appropriate cleaning β never instead of it. When the equipment and the product label both allow it, we apply a product labeled for HVAC use to accessible components, strictly per the manufacturer's instructions. Not every system is a candidate, and we say so plainly when yours is not.
System sanitization is not mold assessment or mold remediation.
Vent Busters does not test for, assess, or remediate mold, and sanitizing does not sterilize your home. We make no health claims for this service. If we observe material on accessible components that may require mold assessment, we stop, show you what we found, and recommend an evaluation by an appropriately licensed professional in that field β work we do not perform ourselves.
Why Cleaning Has to Come First
A sanitizing product cannot do what its label describes if it never reaches the surface. Dust, lint, and settled debris sit between the product and the metal, which is why labels are written for pre-cleaned components. Removing that material is the part that actually changes the condition of your system.
- Labels assume a cleaned surface, so cleaning always comes first
- Never a substitute for air duct cleaning or any other cleaning service
- We re-inspect after cleaning, then decide whether your system qualifies
- If it does not qualify, we stop at cleaning and tell you why
What a Sanitizing Add-On Covers
Eligible surfaces are the accessible, non-porous components we can safely reach: supply and return registers, sheet-metal duct and plenum interiors, and the blower compartment and drain pan area where reachable.
- Cleaning of the accessible components completed first
- Candidacy check of the surfaces and duct materials
- A product chosen for those surfaces and applied per its label
- Label and product information shown on request
- Ventilation and re-entry directions explained before we start
- Photos of the accessible areas we worked on
Not satisfied? Tell us within 14 days and we'll re-clean the accessible components at no charge, or refund that service. See terms.
What This Service Is Not
These are the limits we hold to on every job.
No mold work
No mold testing, sampling, or assessment, and no opinion on whether what you see is mold. That belongs to a different profession.
No health claims
We make no claim that this service improves anyone's health, relieves allergies, or prevents illness, and it does not sterilize a home.
Not every system qualifies
Porous or internally lined duct, deteriorating material, standing water, an active leak, or components we cannot safely reach all mean we decline the add-on.
- Offered as
- An add-on after cleaning, never stand-alone

- Eligible surfaces
- Accessible, non-porous components we can reach

Sanitizing FAQ
Does sanitizing take care of a mold problem?
No. System sanitization is not mold assessment or mold remediation, and Vent Busters does not test for, assess, or treat mold. If we see growth-like material on accessible components, we stop, show you what we found, and suggest an evaluation by an appropriately licensed professional in that field β not work we perform.
Why does the system have to be cleaned first?
Product labels are written for cleaned surfaces. Dust and debris sit between the product and the component, so applying anything over a dirty system does not do what the label describes. Cleaning also removes the material itself β the part that matters most.
Is every system a candidate for sanitizing?
No. Porous or internally lined ductwork, deteriorating duct material, standing water or an active leak, and components we cannot safely reach are common reasons we decline. If your system is not a candidate, we stop at cleaning.
What health benefits should I expect?
We make no health claims for this service. We will not tell you it improves health, relieves allergies, or prevents illness, and sanitizing does not sterilize your home. What we can describe is the work: what was cleaned, what was applied, and where.
What product do you use, and do I need to leave the house?
We select a product labeled for the HVAC surfaces present and apply it strictly per the manufacturer instructions. Ask to see the label before we begin, and we will walk you through any ventilation or re-entry directions it gives for occupants and pets.
Can I book sanitizing on its own?
No. It is offered only as an additional step after appropriate cleaning of the same system β on that visit, or after a prior cleaning we performed. We do not sell it stand-alone.
